Do you have any top tips for first-time buyers?
Be realistic about your budget. Buying a home involves a great deal more expense than just the mortgage, so make ensure you understand all the implications before making one of the biggest financial decisions of your life.  

Also, make sure you look at how the additional incentives offered with a new-build home stack up against older properties you might be considering. For instance, at selected Homes by Esh developments, we offer specific incentives for first-time buyers including free carpets or paying stamp duty to help ease the burden of those initial outlays when buying your first home.   

Why should buyers choose a new-build over an older home?
Cost is probably the most obvious factor. For me personally, I like to know my budget ahead of time, and with a new home you have the satisfaction of knowing that the boiler or roof won’t need replacing when finances are under strain. Everything is brand new, meets all modern building regulations and standards, and is covered by the NHBC warranty for 10 years, so there is comfort in the knowledge that there will be no nasty financial surprises down the line.  

There is also the added benefit of moving into an untouched property. You can often choose the look and feel of your new home during the options process and watch it take shape on site. You also get to be the first person to decorate your home and it’s always a pleasure to turn fresh white walls into a cosy and stylish home without the need for a wallpaper stripper! We offer part-exchange on selected plots, so moving from an older home to a new home has never been easier.

What makes Darlington a great place to live?
Darlington has really grown in popularity in recent years thanks to the wonderful local amenities and transport links, as well as its proximity to excellent schools. Woodburn Gardens, our development in the west of Darlington, has recently opened its first show-home and we’ve had very strong interest from buyers looking for that right mix of open-plan living in an exclusive location.  

Are there any plans for future developments elsewhere?
We have recently launched a new development at Heighington Meadows which has been incredibly popular so far. As Heighington village is such an in-demand location, we’ve had a growing list of potential buyers waiting for months to find out any information on the site, but we are now in a position to say that the development will house 43 properties, priced from £245,000 and ranging from three- and four- to five-bedroom houses.
