The Coach House's courtyard used to be a thoroughfare for horses and carriages but is now a stunning indoor garden and seating area

We take a peek inside.

The Coach House is situated in Rawdon, a village near Leeds that is packed with picturesque stone properties and well known for its scenic walking trails. The property is charming as you approach it, with its stone exterior and arched windows complemented by a Victorian-style iron lamp post. The entrance hall is double-height, with exposed brick walls, an impressive mahogany and iron staircase, and a downstairs WC tucked in the corner.

To one side of the entrance hall is a cheerful galley kitchen, which leads into the living room. This room is smaller than the main lounge, but boasts some lovely period features including the first of the house’s feature brick fireplaces with rustic wooden mantlepiece and a bay window with sash windows. The cellar is directly below this living room, making it ideal for saving storage space in the kitchen.

To the other side of the entrance hall, the generous lounge and adjacent snug also feature fireplaces which house a gas fire and multi-fuel log burner respectively. The lounge has more than enough space to serve as a dining room and a more formal reception room, while the cosy snug would make for a lovely reading room or home office.

The centrepiece of the house is the glass-roofed indoor garden in the courtyard. This is comprised of a raised wooden decking area (great for al fresco-style dining) which overlooks a large stone courtyard complete with water features and space for flower beds. This covered courtyard also leads on to a double garage that would work well as a workshop space.

Upstairs, there are four bedrooms, a family bathroom and a games room. The principal bedroom is an ensuite and has a luxurious separate dressing room with fitted wardrobes. While the rest of the bedrooms share the family bathroom, each still has its own unique appeal. The rest of the family can choose from a bedroom with its own Juliet balcony, another with an original fireplace, or the walk-in storage on offer in the smallest room. The current games room is up another level, and is a beautifully bright room with exposed beams and a fireplace. Its generous size lends it to hosting a pool table, but there is enough space to make an additional lounge or another bedroom.
